Today’s blog post explores the many must-haves that every homeowner should incorporate in order to design and build a family-friendly custom home.
1. Maximum Flow Throughout Common Areas
Open Floor Plans
Open floor plans offer a wide range of benefits for family life. They can make a home feel bigger, carry natural light throughout all spaces, improve ventilation, create a welcoming atmosphere, and foster deeper connections within the family.
Thankfully, having an open concept kitchen/dining/living area doesn’t mean the spaces cannot feel defined in their own way. Architectural elements such as columns, unique ceiling and/or wall treatments, half-walls (aka pony walls), and strategic window placement can be thoughtfully incorporated to provide visual separation and design interest without impeding the flow of conversation between spaces.
Functional Kitchen Layout
The kitchen often serves as the heart of the home, where much of the day’s action happens. Having a kitchen that is seamlessly connected to the other high-use areas of the home (living room, breakfast room, etc.) makes it easier to supervise younger kids as well as increase potential conversation with elusive teens.
Creating enough space and an easy traffic flow within your kitchen is important. This minimizes the potential for frustration and stress when multiple members are together cooking, cleaning, snacking, or conversing. Plenty of seating and counter space, easy access to the fridge/freezer, well-planned pantry storage, and efficiently laid-out locations of the sink, dishwasher, and dish storage is paramount to making the kitchen function for your family.
Strategic Mudroom / Drop Zone
A well-designed and located mudroom has the power to keep the rest of the house clean and organized. Shoe pull-outs, backpack hooks, school laptop charging shelves, jacket storage, and a drop zone for dirty sporting uniforms/equipment are must-haves in this space. Even a bench is handy for kiddos who need to sit down when putting on/taking off their shoes.
Direct access from the garage also limits messes from making their way inside the heart of your home. In addition, adjacent placement to a powder room can facilitate convenient hand-washing as soon as everyone walks in the door.
When you’re laying out cabinetry in this space, be sure to take the time to think of EVERYTHING you want kept here, and be sure to create a designated spot for each item. Also, think about which items you want hidden behind closed doors and which you don’t mind being visible and more easily accessible. Lastly, use durable materials like easy-to-clean flooring, long-lasting paint, and high-quality hinges in this space.
2. Abundant Storage Solutions
Built-In Storage and Furniture
Clutter builds up fast when raising kids. With the help of your architect, custom builder, and interior designer, design a space for everything you plan to have in your future home. Openly brainstorm together so you can be sure that you’ve incorporated a designated place for what your family currently has in your home, as well as what you anticipate needing throughout the coming stages of life.
Then, consider the many ways you can work in the proper storage solutions for your family’s needs. This may be built-in shelving, window seats with storage, built-in desks with drawers/shelves, under-stair storage, linen closets, etc. Integrating these (and other) built-in storage solutions can keep your home organized AND make every square inch of space efficiently used.
Walk-In Closets & Pantries
Walk-in closets and pantries provide plenty of space to store essentials while also keeping visible clutter to a minimum. With thoughtfully designed shelving and drawers and perhaps even labeled “zones” within each space, it becomes much easier to maintain order, tidy in a pinch, and reduce countertop and floor clutter… which of course minimizes mind clutter as well. Win-win!
Don’t forget to place daily-used items toward the front of the walk-in spaces to maximize accessibility. Reserve the harder-to-access shelves/drawers of the walk-in closets for seasonal clothing, specialty items, and designated areas to easily place clothes that no longer fit. Similarly, the least accessible areas of your walk-in pantry should be for bulk/backstock items, less-used appliances, seasonal non-perishables and dishware, special occasion items, specialty medicines, etc.
Spacious Laundry Rooms
Every parent knows how important it is to get this space right. Not only should it be big enough, but it should be situated in a central, easily-accessible location and it should be thoughtfully laid out to optimize functionality. Bottom line is: don’t skimp on the laundry room.
Be sure to incorporate plenty of counter space for easy folding, rods and/or racks for hang-drying delicates, built-in hampers, a deep sink for treating stains, and shelving to store laundry baskets, detergents, and cleaning supplies. If space allows, also consider including a cozy seating area where you can “relax” while you fold and sort.
If your laundry room is adjacent to any living areas, including soundproofing in the walls to keep noise transfer to a minimum. Proper ventilation and natural light are also key to keeping this space fresh and as moisture-free as possible. Finally, situate your laundry room near your garage and mudroom and ideally near a secondary/”back” staircase where your kids can easily bring down/up their clothes so you don’t have to!
Strategic Seasonal Storage
We see that this sometimes gets overlooked during the custom home architectural design phase. If storage for seasonal décor is properly planned ahead of time, it is often mentioned by our homeowners as one of the aspects of their home that has surprisingly brought them the most satisfaction. Everyone knows how time-consuming it can be to decorate a home for each holiday as well as UN-decorate. When our homeowners incorporate storage that is thoughtful, strategic, and easily accessible, this process becomes much more enjoyable. We see custom storage space worked into tucked-away walk-in closets, garage organization systems, under-stair storage, or attic storage with easy access. Wherever it may be, add it to your floor plan, and you won’t regret it.
3. Multi-Purpose Rooms
Dedicated Homework/Study/Craft Spaces
When kids are young, crafting and hands-on activities play a huge role in the everyday life of a family. And when kids get a little older, homework and studying slowly take over that time. Incorporating a designated space in your home that can grow with your children as they evolve in their educational life is critical. Ideally, these spaces are situated adjacent to the common areas of the home to allow for some semblance of closeness, easy snacking, occasional break-taking, and convenience for the parents if assistance is needed. However, keep in mind that many kids need to minimize distractions while studying, so a designated room is often ideal. A separate space also allows clutter and mess to stay out of sight.
Recreation & Entertainment Areas
Growing families need spaces for FUN! Incorporate opportunities for both active play as well as quiet relaxation into your family’s fun zones. In addition, brainstorm ways that these spaces can be used individually AND together as a family in order to maximize their usefulness. Multi-Use Rooms
A bonus room, finished attic, or finished basement can serve as a playroom, media center, home office, guest room, nursery, home gym, studio, or hobby space throughout different stages of your family’s life. The best way to encourage tidy and organized spaces is to live by the saying “a place for everything and everything in its place.” Take the time to thoughtfully plan out dedicated storage space for all of your child’s belongings and incorporate this into your home’s design. If space allows, be sure to incorporate plenty of shelving, drawers, cabinetry, hanging space, hooks, etc., to accommodate everything.
